4 Tips for a Successful Remodel

Remodeling your home is a big decision, personally and financially. Here are four tips on getting the most out of your remodeling job.

What are your goals?

The key to any successful project is to plan, plan, plan! Make sure you’ve thought through what your end goal is and why. If you’re remodeling to sell, the look, budget, and schedule will reflect that. You’ll also want to look at your neighborhood specs to make sure your changes align and match the price point and feel of the area. If you’re remodeling for you, prioritize the changes you want to make and look at ideas for the end result.

Consider Time & Money

Once you understand what you want, start building a budget. Request several quotes from remodelers and take into consideration the quality of products you want. You’ll also want to include a contingency fund of approximately 20% of the cost of the project and keep in mind extra expenses as a result of the project – eating out for kitchen remodels, for example. This will help you cover unexpected expenses after the project starts. Then, start planning how you’ll finance the project. Do you have the money in savings? Does your remodeler offer financing?

Last, if you’re hoping to have the project completed by a certain date, make sure you leave a few weeks to a month of wiggle-room in case of delays. You want your contractors to take their time and provide quality work, you don’t want to rush them to finish a project.

Check Out Their Work

This can make a big difference when comparing contractors. Do a little internet sleuthing and check out their Facebook pages and Instagrams. Contractors who are proud of their work will post about it! You’ll also get a feel for their style and work habits, and see if they’ve completed projects like yours before. A picture is worth 1,000 words!

Communicate

Homeowners with realistic and well-defined goals are usually the most satisfied. Be clear and decisive in what you want, and ensure everyone is on the same page to eliminate errors and miscommunications. Make your expectations clear during the discussion stage, and then take your time reading the contract and discuss the details again. One of the worst things you can do to contractors is let them get started on a job and then say you meant something else. If at any point, you have a question or are unhappy with the project, bring it to the contractor’s attention ASAP. It’s your home, your project and your money.

10 Things to Avoid When Remodeling Your Home

Planning a remodeling project can be super exciting! You’re finally getting thatroof you’ve been meaning to replace or the bathroom of your dreams – but how can you ensure that your remodel is nothing but smooth sailing? Here are the top 10 things to avoid for a stress-free remodel:

Don’t forget the permits!

If you start your project but forget to get a permit when needed, you could find yourself paying large penalties or even having a “stop-work order” placed on your project. Worst-case scenario, Development Services could make you undo everything that’s already done! A trusted, professional remodeler should be able to tell you what kind of permits your project requires. Chances are if your project includes structural changes, adding electrical or mechanical systems, or adding a deck or fence – you’ll need a permit.

Don’t forget to check with your HOA.

If you’re a part of a Homeowner’s Association, they might have certain rules about what you can and can’t change in your home, especially outside changes in the backyard/patio area and at the front of your home. Don’t forget to check with them before you start a project. You definitely don’t want to start investing in something you’re not allowed to finish.

Don’t go in blind.

Make sure you do your research before even requesting quotes.

  • What will your project entail?

  • How much does the project typically cost?

  • What kind of design will you switch to?

  • What’s the recoup value for the project?

  • What’s the ideal timeline for the project?

  • What’s most important to you through the remodel?

  • What licensed and insured contractors are in your area?

Also, make sure you’re budgeting enough for the remodel, plus 10-20% extra for unforeseen expenses like wonky plumbing or electrical discovered in demo.

Don’t just hire the cheapest option.

Remodeling is expensive. While it’s in your best interest to get several estimates, going with the cheapest option simply because they’re the cheapest option could get you in trouble down the line. You want to make sure your contractor is using quality materials and quality workmanship. Do your research and go with the most qualified option. Your remodeler should be licensed and experienced. You should also check their social media profiles and website for examples of their work. Choose a remodeler that will be the best fit for your project and budget.

Avoid Miscommunications

Miscommunications can set a project back significantly.

  • Make sure you tell your remodeling contractor exactly what you’d like and ensure that it’s stated in the contract correctly, along with an estimated start and completion date.

  • If there are any issues during the time of the remodel, make sure to bring them up to the project manager immediately.

  • If you’ll be staying in an inactive area of your home, make sure the crew is mindful of their working hours and know what areas they should stay away from.

Organizing Your Kitchen Like a Pro

When reorganizing the kitchen, it is all about efficiency. Think of your daily routine and how you move around the kitchen when making your morning coffee, putting away the dishes, or disposing of prep scraps. No matter how big or small the space, it can be tricky to stay organized and know how to utilize each cabinet for maximum efficiency.
